Wakefield is seven lakes and a village the railroad pulled downhill. Great East, Lovell, Balch, Belleau, Province, Ivanhoe, Pine River Pond — better than five square miles of the town’s forty-five is water, and about four houses in ten were built for July. We do the earthwork that comes with that: clearing inside the shoreland rules, foundations over mapped aquifer, camp roads that wash every spring, and drainage on a height of land where the water leaves town three different directions.
The zoning calls virtually everything within 500 feet of a lake or pond Residential II — Shorefront, and with seven of them that band covers a lot of Wakefield: one acre minimum, 150 feet of shoreline frontage, and impervious surface held to 30 percent of the buildable area inside the protected shoreland zone. Buildable is the word that costs people money. Wetland can’t count toward minimum lot size at all, steep slope and rock outcrop come out of the math too, and the master plan puts roughly 1,700 acres of town — 6.6 percent — on grades over 25 percent, a lot of it sitting right above the water. Then there’s the road picture. About 46 miles of Class V town road, six miles of Class VI, some 35 miles of state highway between Route 16, Route 153 and Route 109, and on top of all that roughly 63 miles of private road. More private road than town road. That’s the camp network around the lakes, and it’s where most of our driveway and drainage work happens. Sanbornville runs a water precinct and a wastewater precinct; everything else is wells and septic over stratified-drift aquifer the town overlays with rules of its own.
Wakefield wants a local Shoreland Permit on top of the state one, and inside the shorefront district any change to your footprint or roofline triggers an infiltration trench under the drip edge and along the low side of the drive. Budget that trench into the job instead of arguing about it later.
